McGregor Square (Rockies West Lot)
The Colorado Rockies Baseball Club West Lot Development is at 1901 Wazee Street in Denver, Colorado.
The site consists of two parcels, a parking lot (“West Lot”) of approximately 2.205 acres and a walkway located southwest of Coors Field, the structure will have a two-level below-grade parking garage supporting two mixed-use buildings containing retail, commercial, restaurant, hotel, and residential uses.
One building will contain a hotel and the other will have offices and for-sale condos with amenities, including a pool. The Colorado Rockies Hall-of-Fame will also be included. A multi-level pedestrian bridge will connect the upper levels of both buildings at the east corner of the development. Wynkoop Walkway will be redeveloped, and an outdoor plaza will be located in between the buildings, which generally views towards the stadium’s home plate entrance. The plaza will have walkways, restaurants and retail, a pavilion, and may contain a seasonal ice rink. The building heights will be about 165 feet tall or about 13 stories above street grades.
CTL | Thompson provided a geotechnical investigation and environmental consultation. The purpose of our investigation was to evaluate the subsurface conditions and provide geotechnical design and construction criteria for the project. Environmental soil and groundwater testing were also performed.
